How to Buy a Foreclosed Home? As bad as the real estate market is these days, a lot of homeowners are finding themselves unable to pay for their homes, and end up in foreclosure. For investors, this is a great opportunity, because buying foreclosed homes is a great way to break into the real estate market at a relatively low cost. However, before you buy, you should learn a bit more about the process.
- Through your real estate agent, your county’s public records department, or an online list, find homes that are in foreclosure. The number of homes that are available can vary from one day to the next, so you need to keep checking daily.
- Hire an agent or a real estate lawyer that will help you become acquainted with the ins and outs of foreclosure law. There are contract and other requirements that you may be unaware of, and paperwork that you may not even know you need. Having an impartial party to look over your paperwork will be invaluable to you.
- Do a title check on any properties that catch your eye. This will let you know if there are any liens on the property, or if the home is condemned. Either situation can be dealt with, but it will be expensive and time-consuming.
- Have the property assessed as to its value. If there are structural problems, such as a bad roof or a cracked foundation, it may be cost-prohibitive to fix.
- Ask the homeowner to make a deal with you. Most times, they want to avoid the foreclosure process, and just sell the home for less than its value. However, if the homeowner is dishonest about the home’s condition, you need to back away from the deal.
When the deal is in order, you can have your agent look over the paperwork to make sure that everything’s OK. Buying a foreclosed home can be a good investment, but like any other home purchase, it should be entered into carefully.
